DVCnews May direct sales article

They are counting on the new restricted resorts spreading out the pain. That and so many people who own direct RIV are so upside down in disney debt for their points that they wont be selling soon.
True and that applies to any direct resort, not just Riviera. Try selling Poly in the next few years and you'll be underwater.

Perks can and do change. I recommend people find the old thread about the free valet parking perk being taken away.

Personally, I have always wondered why DVD has not moved toward a timed and level perk approach. Buy x direct points within the last __ years to get ___. Buy x + y points within ___ years and you reach another level. Etc

For example, if I bought 200 points 30 years ago but haven’t bought since, how am I benefiting DVD?
Valet parking 🤤

I bought 100 resale poly, to go along with my 250 direct Riviera with that faulty logic. Guess who’s gonna be selling his poly contract to go towards buying some more direct Riviera.
Don't worry, I have told myself more than once that I was buying poly direct no matter what in protest of Disneys policy until i accepted that i would only be hurting myself and disney could care less about my 150 points 🤣🤣

I almost did! Although, I don’t think it was that I didn’t like Poly, it was just that I didn’t love it like RIV and thought it was a less risky purchase. Really glad I did not.
Riviera owners ive talked to seem really happy with their purchase, I actually haven't heard one riv owner say otherwise. On the flip side, ive heard plenty of people say they wish that bought riv instead of xyz

Worrying about losing $5,000 on a resale of Riv vs Poly and because of that buying Poly instead of Riv if you dont like it is wild to me.
What if you don’t like either?😆

I was hoping to love Poly more. Instead I liked it but preferred BLT, which I already own as resale.

Skyliner resorts are an absolute no for me; not a fan. Riviera in a different/better location might have been a consideration. I am very into location.

Edit to add: SINCE I don’t really love either, if I was to purchase direct in order to get benefits, I would pick Polynesian due to the fact that it has no restrictions, a better location, and will lose less value over time. I would under no circumstances buy Riviera due to fact that the location is worse and it will lose more value.

Im worried this will happen to me if Riviera sells out. 😔 I dont want own a direct resort i dont love

Whether you're 10 or 12 feet deep, you're still underwater!
Whistles cheerfully as a direct VGF owner who bought in 2023, split across 2 small contracts.

Seriously though, I don’t think more restricted resale resorts will “spread out the pain” in anyway that is helpful for at least 10-20 years as there are enough of them and enough owners have turned over—until all the 2042 direct and grandfathered resale points leave the system in 2042 (and possibly closer to SSR expiration?), I think restricted resale owners are going to need to book during the home resort window to avoid significant risk of losing their points.

This is how I feel. If RIV popped up on Crescent Lake and I could walk to Epcot and three other WDW deluxe resorts + Swan & Dolphin I would have purchased it in 2019. The RIV units themselves are more spacious than BCV and BWV, but BCV and BWV win hands down on location.

I agree, and actually feel like moderate Caribbean Beach has a better Skyliner location than deluxe Riviera even. That is, if you don’t mind taking the Skyliner.

I bought Riviera when it opened and then had my first delayed stay in 2020. We didn’t like it. And I sold it early 2021. So that does happen. Now I am perfectly content with BLT and VGF (I have had BLT since 2018). I am slightly tempted by Poly, and a bit by Boardwalk, and would buy sight unseen an actual walkable Epcot resort with a longer expiration period. Riviera just was not for us at all.

My problem with resale restrictions is in my view they penalize not the buyer of resale points, but they penalize the buyer of direct points that may need to sell at some point.

For me, the cost delta between direct and resale at RIV (the others are too knew to know where they will land) means I would never consider a RIV direct contract - resale is such a better deal. Maybe that will change at some point once RIV is sold out, but that's where things stand for me right now.
